HVAC System and Water Heater Maintenance

In order to keep your home in top operating condition, you need to perform routine maintenance. Your HVAC and water heating systems have a significant impact on your home’s energy efficiency. Here are some recommended maintenance tips to help you keep these systems running effectively:

- To monitor the humidity level in your home, install a humidistat. The ideal humidity level is 40-60%. A humidistat will help you determine if you need a dehumidifier or a humidifier.
- A dehumidifier used during the summertime will make the indoor air more comfortable, prevent mildew and mold and help save money on cooling.
- A humidifier used during the wintertime will keep the indoor air more comfortable, prevent dry skin and respiratory problems, minimize shrinking of wood furniture, and help save money on heating.
- Replace programmable thermostat batteries annually to maintain peak performance.
- Check the air conditioning condensation drainpipe to ensure it is flowing freely. Flush it with a disinfectant at least twice during the cooling season to prevent mold.
- Clean the outside central AC coils monthly to remove leaves and dirt. Don’t hose them down as water can potentially cause electrocution.
- Service your AC and furnace annually to make sure they are running optimally. Before the summer heat sets in, testing the AC is a good idea.
- Extend the life of your water heater by draining it yearly.
- Wrap your electric water heater with insulating blankets before cold weather sets in.Water heater insulating blankets can reduce heat loss by 25-40% according to the EPA and also reduce energy costs by about $30 annually.
- Ducts should be professionally cleaned annually and inspected to make sure they are properly insulated and sealed. Seal all joints and holes with aluminum and/or duct seal mastic and insulate with duct insulation.
- Change the HVAC filter every 1-3 months. In terms of keeping ducts and indoor air clean, high-quality pleated filters are superior to less expensive fiberglass filters. Check the exterior HVAC vents for leaves or birds’ nests.
- Check electrical connections twice a year. They should be tight and show no indication of burned contacts or wiring.
- Clean your heat-recovery ventilator and check the filter.
